The subject site was affected by overland flow flooding. NAXOS Engineers prepared a Hydraulic Report to determine the effects of overland flow flooding in its current state, post development and post construction state to ensure flood immunity to the proposed house and non-worsening to surrounding properties. The site was situated in the middle of a two percent AEP overland flow path, therefore the proposed house was suspended with no filling permissible in the undercroft. However, the driveway access and ramp were constructed on fill.
